Vianney is a lovely detached family house with a large child-friendly garden in a private estate walking distance to the beach. Furnished and equipped to a high standard. This spacious property is ideal for a family holiday and can accommodate up to 8 adults/children plus a baby in a cot.

Property Description
The accommodation includes 4 spacious bedrooms and 4 bath or shower rooms. Upstairs there are 2 doubles both with en-suite shower room/w.c., 2 twin bedrooms and a large family bathroom with bath with shower over, bidet, w.c. and wash basin. Leading off the downstairs hall is a further small shower room/w.c.

Also downstairs is the fully-fitted kitchen that overlooks the rear garden and is very well equipped for catering for a large family with an electric cooker, oven, fridge, microwave, freezer and dishwasher as well as a washing machine, dryer, second dishwasher and second fridge with large ice box in the adjacent utility room. The utility room also gives access to the front and rear gardens.

In addition there is a spacious well furnished dining room and a very large comfortable sitting room which overlooks both the front and rear gardens and has glazed doors which lead out to a patio as well as a gas fire, TV, video and CD player.

Garden / Parking
There is a small front garden but the large, mature, level, rear garden is a feature of the house and is ideal for children as it is laid mainly to lawn with shrubs and trees; there is a small (not covered) pond close to the house. A barbeque and garden furniture are provided for alfresco dining.

There is parking on the drive in the front garden for several cars.

Location
Vianney is located within a quiet, gated, private estate which is ideal for children and cycling and has a footpath leading directly to the shingle beach. The estate is in leafy Aldwick, which lies just to the south of Chichester between Bognor Regis and Pagham and has local shops, pub etc which are about a ten minute walk away.

The local area has the benefit of being level and ideal for cycling and it is possible to walk for miles in either direction along the beach.

Area
This part of West Sussex has considerable appeal for holidays offering, within a very few miles, sandy beaches at Bracklesham Bay and the Witterings, sailing in picturesque Bosham, the coastal fishing town of Selsey, a host of marine activities, the Pagham Habour Nature Reserve, Arundel Wildlfowl & Wetlands Centre for bird watching as well as local riding, golf etc.

Just ten miles away from Vianney is the historic town of Chichester with its Cathedral, theatre, museums, shops and its famous harbour designated as an Area of Outstanding Natural Beauty.

There are many pretty villages to explore with old pubs to visit and as the property is on the edge of the Sussex Downs there are plenty of footpaths making it an ideal location for walks and picnics. Goodwood House, race course and motor racing circuit, the Roman villa at Fishbourne, Arundel Castle, Petworth House, the Weald and Downland and Amberley Museums and so much more are all within a short drive.

Heating & Extras
Bed linen is included, towels are available at £2.50 per person per week.

PETS welcome by arrangement at a cost of £15 per pet per week.

The house has gas central heating. Heating is included during the period June to September but is charged at £30 per week in May and October and £40 per week November to April.

Pets accepted by arrangement, Cot available on request.
