A beautiful home for a self catering holiday. The home has 5 bedrooms, 1 with a king-size bed and en suite shower room, another with a double bed, and three twin-bedded rooms. There is a further family bathroom with shower over bath-tub, plus an additional cloakroom with wc. The house has a large living room with a wood-burning stove, plus a kitchen with range, open-plan family dining room seating 10, and a utility room with washing machine and dryer. N.B. The property has a total no smoking policy within the house. There is a large patio areas, with barbecue and outdoor furniture, plus a large lawned garden and ample car parking. The barn, built in 1854 was converted to make this stunning home in 2003. There are great views over open countryside in all directions. The property is located 5 miles north east of the market town of Kendal, where you will find a great selection of restaurants and pubs. Kendal also has a great selection of shops, department stores, high street multiples and a good selection of speciality retailers. The town also boasts a good indoor swimming pool. There are some great walks right from the door, plus the famous lake side and hill walks are all close by. In the other direction, you will discover the village of Orton, with it's tea shops and chocolate factory! The Lake District has literally hundreds of attractions for all ages. Details of the most popular are contained within the property.
All of the bedrooms are decorated to a high standard, and include wardrobes, bedside tables, with reading lamps, dressing tables and chairs. A cot is available on request, (please bring own bedding for cot) and can be housed in any bedroom except bedrooms 4 and 5. There is a 'snug' outside bedroom 3, where you can relax, away from the main living area. (The cot could be located here if you wanted it near, but not in one of the bedrooms). There is also a Z-Bed available, if the existing sleeping arrangements don't meet your requirements. For example, the upstais twin room can easily accomodate the extra bed making it an ideal triple room for 3 children who prefer to share a room. (There is a small additional charge if extra bedding is required. Please notify us in advance if you require this).
The spacious well equipped kitchen has an Esse oil-fired range which is supplemented with an electric oven and hob and a microwave. From the Family dining room, there are patio doors opening out to the terrace. Here you can enjoy spectacular sunsets. The living room seats 10 people on 3 setees and comfortable tub chairs. There is also a table and chairs in this room. The room benefits from a wonderful log-burning stove. Entertainment is provided by a TV, (with FreeSat), DVD player and CD/Radio.
Our normal 'changeover day' is Saturday. Outside of peak periods, we will consider other start/finish dates. Normally our minimum rental period is 3 nights. Where your time only allows for a long weekend, we can often allow an afternoon check-out on your final day, (except on a Saturday changeover). Please enquire on booking, or during your stay.
A deposit of £100 is required to secure the booking. The total rental fee is required 8 weeks prior to the start of your holiday. An additional refundable deposit of £100 is required, which will be refunded on completion of the let.
The rent includes all bedding, sheets, towels etc. Pets are accommodated at £15 per pet per week. Heating and electricity is included. An initial supply of logs for the wood burner is included.
PAYMENT CAN BE MADE BY PAYPAL OR CHEQUE. (If paying by cheque, please allow time for clearance).
Payment by PAYPAL, cheque or bank transfer is preferred. Full details of monies required will be supplied once the booking has been agreed. A booking is only confirmed on receipt of deposit, or full payment if less than 8 weeks prior to shart of holiday.
